Thanks to the 90% of HOA members that paid their July HOA Dues on time! If you have not yet paid, please make arrangements to do so asap. Remember you can mail in your check or call in with a credit card, just follow the payment directions on your dues reminder letter.  Next year we plan to add online payments via CC or bank draft. More on that when available.

Water Line & Gate Valve improvements

Later this month we will be installing 2 new gate valves on porpoise point drive (one on west end of sea turtle and one near west end of genoa).  While there will be some short term disruption, it will allow us to shutdown water on individual block vs taking the entire neighborhood down when maintenance is required.  We appreciate your patience.  More details to come.

 

Speaking of water, Did you know?
Your annual water usage (average gallons per day) determines your HOA Annual Dues:
<300 gpd  =  $300       (Most homes pay this rate)
<600 gpd  =  $420       (Most homes without a well fall here)
<900 gpd  =  $600      
<2000 gpd  =  $1020   
<3000 gpd  =  $2000        
+3000 gpd  =  $3000
An irrigation well of your own could save you $$$ each year!

FAQs
Why not read meters and bill monthly based on usage?  Monthly meter reading and billing is possible, but adds about $5/month to every bill.  That’s an extra $60/year, every year.

Why do empty lots pay HOA dues when they don’t use water? Overhead.  Every lot owner owns a piece of the water plant whether they use water or not.  The plant, fire hydrants, and water lines to every lot must be constantly maintained, inspected, repaired, etc.   Overhead also includes sign maintenance, insurance, management fees, and social functions.
